Domestic Energy Performance Certificates

Current Legislation requires that all Domestic Properties i.e. dwellings require an Energy Performance Certificate when being sold or let.

This legal requirement is being enforced by Trading Standards, with fines of up to £200 per offence for non –compliance.

An EPC is required BEFORE the property is marketed.

An EPC lasts for 10 years or until a new one is produced.

If a property is to be marketed for sale, you will need a Home Information Pack (HIP). In this case, the EPC for the HIP, must be no more that 36 months old. If however it is being sold as an investment (i.e. with a sitting tenant) or without marketing, a HIP will not be required and an EPC produced in the last ten years may be used.

EPC’s can only be produced by a Domestic Energy Assessor who has the relevant qualifications and holds a current accreditation with a government approved accreditation body.

Each EPC is accompanied by a recommendation report, which advises on ways to improve the efficiency of the building and indicates the payback period for each recommendation.

An EPC will give a building a rating from A-G based on the running costs for heating and hot water and lighting for that property.
